Just a two to three-hour drive from Manila is Batangas, a province nestled around green mountains and a blue sea. With the beautiful views it offers, it’s no wonder why real estate property developers are introducing condominiums and residential communities in the province. SM Prime took advantage of the tropical location in Nasugbu, while AboitizLand will expand its residential township in Lipa. Freia by SM Prime to offer laid-back lifestyle in Nasugbu

Surrounded by a stunning view of Mt. Pico de Loro and the West Philippine Sea is a contemporary beachfront condominium developed by SM Prime. Called “Freia,” this property will offer a leisurely lifestyle to residents who crave a luxurious tropical resort experience. Nestled in the Pico de Loro Cove at Hamilo Coast, the condominium will open 214 superior two-bedroom units and 9 bi-level three-bedroom penthouse units [1]. Future residents of a two-bedroom unit can choose between a seaside view or a mountain view.

Each bedroom was designed by Budji+Royal, a modern Philippine architecture and design firm. Beige flooring, hues of taupe, white interiors, and blues are used for the color palette of the rooms, highlighting a tranquil environment. Units also evoke a sense of spaciousness through the mirrors placed in the room, large picture windows, and wide balconies that give a view of the green mountains and crystal clear sea.



Prime living won’t be complete without Freia’s array of amenities, which include a lounge deck, function rooms, pocket gardens, and an outdoor adult and kiddie pool. Aside from access to a serene lifestyle and fine utilities, unit ownership also leads to a free membership at Pico de Loro Beach and Country Club, the first leisure club of Hamilo Coast. Members can access a variety of first-class sports facilities and outdoor activities.

Freia’s showroom was launched recently and the construction is set to deliver in a few years' time.


AboitizLand launches integrated township in Lipa

A new residential community developed by AboitizLand was recently launched in Lipa, Batangas. Dubbed as “The Villages,” the development is located in a 600-hectare township called LIMA. This township also consists of an industrial park and an outlet mall. The 49-hectare residential cluster will open around 2,700 house units fit for mid to the upper mid markets.



For the Sierra Village, lot-only packages, townhouses, and single attached and single detached homes ranging from 103 sqm to 150 sqm are offered. As for the Brook Village, floor areas of townhouses will range from 53 sqm, 65 sqm, to 80 sqm for single attached homes. The turnover of the units is expected to happen next year [2].

The Outlets at Lipa, a 9.3-hectare outlet mall, will be close to The Villages, thus giving easy access to retail and food establishments. An Olympic-sized multi-sport field and pocket parks are available for use as well. The property developer is expecting to complete the LIMA Exchange which will have a supermarket, gym, restaurants, and a transport terminal by the first quarter of 2020.


Industry News: Promising Q2 performance in Metro Manila’s condominium market


During 2019’s second quarter, a solid and high performance in Metro Manila’s pre-selling and secondary condominium market impressed the industry [4]. The arrival of offshore companies from China and a huge number of buyers are some factors in the strong real estate production in the metropolis. By the end of 2019, Colliers has estimated a projection of 128,050 condominium stock. Projects in Eastwood, Fort Bonifacio, and Makati have been completed ahead of time, which indicates a good sign for the industry.
